Property Rules

Strictly no smoking and no pets.

No groups of young adults under 23 are permitted and the lead person booking/staying at the villa must be over 23.

We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only.

On public holidays there is no maid service.

Maid service is provided for stays of 7 nights or more.

The booking fee is charged by the manager in charge of the property to cover administrative costs through the booking process (including the processing of guest data and tourist tax) pre and post holiday.  The charge is £125 (non refundable) and is to be paid with the balance of your holiday.

Bookings that fall in the winter sun category will have a mandatory charge for the utility bills. A meter reading is taken on your arrival day and then again on departure day. This is so the property manager can keep the cost of the property rental down; then only charge guests their utility usage rather than add a standard charge to the property rental price. Should you book pool heating there will be an activation fee (as shown in the extras section) as this is turned on at least 2 days before arrival/before the meter reading.

Please note, when booking pool heating the water temperature is dependent on the weather. If the weather is windy, raining and/or the evenings are colder this may mean the pool heating won’t be as effective. In any case, we advise the use of the pool cover to help maximize the heat retention when the pool isn’t being used. We cannot guarantee the temperature of the water.

Please note that there is an additional room upstairs that is not available to guests. The villa is rented as per the description.

From 01 November 2024 a Mandatory tourist tax is charged to guests by the local council and must be paid before entry into Portugal. For arrivals between the 01 April – 31 October the charge is €10 per person and from 01 November – 31 March the charge is €5 per person. The charge is for each person 16 years and older at the time of travel and is due 10 weeks before arrival along with the balance payment for your holiday.

Cancellation Policy

Deposit is non-refundable.

50 % of the stay is refunded for cancellations done prior than 57 – 69 days before arrival day.

25% of the stay is refunded for cancellations done prior than 43 – 56 days before arrival day.

The full amount is retained for cancellations within 42 days.
