The Interior:

This stunning villa is set over 3 levels. The living area on the ground floor has open plan living, featuring a lounge, kitchen, and a dining area. The stylish kitchen and living area has access on to the outdoor terrace poolside.

On the first floor you will find 2 of the 3 bedrooms. Both these bedrooms have ensuite shower rooms and can be made up as a twin room or a double room.

The master double can be found on the 2^nd floor and has a lavish ensuite with bath and shower.

The Exterior:

Outside is a sleek and modern terrace with a dining area featuring a built in BBQ. For relaxing afternoons there is also a lounge area and sun loungers around the pool. The pool can also be heated for an extra charge.

A fabulous feature to this property is the roof terrace with breathtaking views and peaceful tranquillity. There is also a hot tub here that can be used for an extra charge.

The Location:

Villa Kaylani 3-bedroom holiday rental in the Algarve in Vila Alvas and is just a 20-25 minute walk away to the beach, Praia do Garrão where you will find the famous beachside bars/restaurants including Julias and Izzy’s.

A short drive or 30-minute walk away is Quinta shopping where you will find some lovely boutiques, restaurants, and Bars. Popular restaurants/bars at Quinta Shopping include the Cheeky Pup and The Melting Pot.

Vale do Lobo beach and the Praça are also within a short drive. The Praça is where you will find some of the best restaurants in the area, including Sandbanks, Monty’s, and Amore. There are some fantastic bars here too and evening entertainment throughout the summer. With the beach, restaurants, and entertainment on your doorstep, this is a fabulous location.

Booking Conditions

Property Rules

Strictly no smoking and no pets / No groups of young adults under 25 permitted / We do try to keep the photographs and descriptions up to date, however, furnishings, the layout and décor can sometimes change before information is updated here. The information provided is a guideline only / On public holidays there is no maid service / AL/171065.

Bookings that fall in the winter sun category will have a mandatory charge for the utility bills. A meter reading is taken on your arrival day and then again on departure day. This is so the property manager can keep the cost of the property rental down; then only charge guests their utility usage rather than add a standard charge to the property rental price. Should you book pool heating there will be an activation fee (as shown in the extras section) as this is turned on at least 2 days before arrival/before the meter reading.

Please note, when booking pool heating the water temperature is dependent on the weather. If the weather is windy, raining and/or the evenings are colder this may mean the pool heating won’t be as effective. In any case, we advise the use of the pool cover to help maximize heat retention when the pool isn’t being used. We cannot guarantee the temperature of the water.

The booking fee is charged by the manager in charge of the property to cover administrative costs through the booking process (including the processing of guest data and tourist tax) pre and post holiday. The charge is £100 (non refundable) and is to be paid with the balance of your holiday.

From 01 November 2024 a Mandatory tourist tax is charged to guests by the local council and must be paid before entry into Portugal. For arrivals between the 01 April – 31 October the charge is €10 per person and from 01 November – 31 March the charge is €5 per person. The charge is for each person 16 years and older at the time of travel and is due 10 weeks before arrival along with the balance payment for your holiday.

Cancellation Policy

Deposit is non-refundable.

50 % of the stay is refunded for cancellations done prior than 57 – 69 days before arrival day.

25% of the stay is refunded for cancellations done prior than 43 – 56 days before arrival day.

The full amount is retained for cancellations within 42 days.
